Wireless Internet running from the office to the house in DeRidder LA

As many of you know getting good internet service in DeRidder LA is a luxury.  We’ve tried petitioning to the cable and dsl companies, but nothing ever happens it seems.  In an effort to get internet to my house I am trying to run wireless internet from my office.  I have 70ft towers at my office and my house.  Mr John, who lives across the road from me has a 50ft tower in the middle of his pasture.  My tower is closer to my office (1.0 miles) than John’s tower (1.2 miles).  However, I could only get a signal on John’s tower.  I have tall trees between me and my office, which is why I think I can’t get a signal.  On John’s tower I can generate about 5-7 mbps with a quick ping time.  The idea was to capture the signal at John’s tower, send it into a router, then send the signal from the router back up John’s tower into another radio, and transmit it to my house only 0.2 miles away.  In theory this seems like a good idea, but when I turn on the second radio at John’s tower my 5-7 mbps signal diminishes to pretty much nothing.

Please have a look at my picture which describes my network that I use to try to get internet from my office to my house.  I use four radios.  Radios 1 & 2 are the Rocket M.  Radios 3 and 4 are the NanoStation Loco.

I am apparently having some interference between radios 2 and 3 in John’s cow pasture.  When I unplug radio 3 I can do an internet speed test and get a solid 7mbps test with a 12ms ping.  Then, when I power up radio 3 the test dimishes to 0.1 mbps test with a 149ms ping.

I have tried isolating frequencies by setting radios 1 and 2 to 912mhz  and radios 3 and 4 to 917mhz.  It seems that no frequency or channel isolation can correct whatever problem I am having here.  I’ve also tried using airselect on both AP’s to no avail. Signal strength between radios 1->2 and 3->4 is good.

Does anybody know what the problem is?

Here are Vernon Parish school calendars from previous years:

In reviewing the calendar I couldn’t help but notice that school starts a week earlier this year, yet it ends on the same time.  At first glance it appears to me that we’re getting an extra week of school this year.  I wish things would turn the other direction, where summers are longer and school session is shorter. I think school should start the day after Labor Day and get out on May 25. What do you think?

Fort Polk Housing Values compared to major U.S. Cities

If you’re looking for Fort Polk Housing, our housing market is strong.  What you’re about to read is a good hard look at the Fort Polk Housing market utilitzing thousands of points of data over the past 10 years. Use this report to help yourself make a decision of whether or not to invest in our housing market.

Fort Polk - Joint Readiness Training Center - JRTC

Fort Polk – Joint Readiness Training Center – JRTC

Remember the housing bubble burst that struck the U.S. back around 2008? Few areas of the country were unaffected by the housing crash. In fact I can only think of a few places that weren’t heavily affected – Houston, Dallas, and you may have guessed it… Fort Polk ! If you’re moving to the Fort Polk housing area you’ll likely live in the towns of DeRidder, Leesville, Rosepine, or on post at Fort Polk. This article applies to home sales in the Fort Polk area, specifically DeRidder housing values, Leesville housing values and Rosepine housing values. For the purposes of the article I’ll refer to all of the above as the “Fort Polk area”.

Below is an x-y scatter plot consisting of 3,838 homes that sold in the Fort Polk area from 2006 to 2017. All sample data pulled are homes that sold in the $70-$125 price-per-square-foot range. Each green dot represents a home sale. If you look at the scatter you’ll see that the densest concentration of green dots tends to follow along the blue line called “concentration band”.  This means that since 2016, the bulk of homes sold in the Fort Polk area have increased from approximately $85/sf to $105/sf. The red line is the calculated trend line accounting for all homes sold in the $70-$125 price-per-square-foot range. As you can see the selling price of homes in the Fort Polk area has increased from $87/sf to $98/sf since 2006.  Fort Polk area homes have increased in value over the past 10 years!

X-Y scatter plot of 3,383 Fort Polk area homes selling price per square foot from 2006-2017

At face value maybe this doesn’t seem like a big accomplishment that Fort Polk housing has increased in value over the past ten years, until you compare this to the rest of the country. Take a look at this price index* chart put together from economist.com. As of 2017 the cities of Atlanta, Baltimore, Chicago, Los Angeles, Las Vegas, Miami, Minneapolis, New York, Philadelphia, Phoenix, Riverside, San Diego, St. Louis, Tampa, and Washington DC all have still not recovered from the housing crash.  Houses in these places are selling less often and for less money they were in 2006.

* price index takes into account both what houses are selling for and how many houses are selling.  (check this out if you want to see how price index is calculated)

Major U.S. Cities with negative Price Indexes over the past 20 years

Major U.S. Cities with negative Price Indexes over the past 20 years

Now what happens if we overlay Fort Polk housing price index onto the chart above? I have done that, and you can see it on the chart below.  You might notice that the blue line for Fort Polk oscillates much more than the other lines.  This is because of PCS orders at Fort Polk.  Fort Polk is the largest employer in the state of Louisiana. The upswings and downswings in price index are from personnel moving in and moving out.  The years of upswings indicate that an increased amount of homes were sold.  Years with downswings indicate less homes sold than the year before.  Nevertheless, you can see that the house price index for Fort Polk housing has actually increased over the past 10 years while for the majority of the U.S. house price indexes have fallen.

Fort Polk Housing Price Index - Fort Polk, Louisiana vs major U.S. Cities

House Price Index – Fort Polk, Louisiana vs major U.S. Cities

Let’s look at the same houses above in real terms, meaning, what did they actually sell for when they did sell?  Below is the same graph above except it’s been switched to only take into account the prices of homes sold, not how many homes sold. Not surprisingly you’ll see that for the major U.S. cities I’ve already mentioned, not only are less of them being sold, but they are selling for less than they did back in 2006.  Now take a look at the blue line that represents Fort Polk.  To me this is the sweetest thing.  You know why?  Homes in the Fort Polk area have increased since 2006 from an average selling price of $120,000 to an average selling price of $155,000.  What this means is people who move to this area have access to the American Dream – affordable houses that are increasing steadily (not wildly like a housing bubble) in value.  The only places that I can think of with regard to housing as good as Fort Polk are Houston, TX and Dallas, TX.

I hope this gives you some insight into the Fort Polk housing market. I hope this gives you the actionable intelligence you need to make a decision to invest in the Fort Polk housing market. While no real estate agent can gaurantee your home will increse in value, what I can tell you is this:  The Fort Polk Housing Market is selling more houses, for more money, than 10 years ago.  If you are moving into the area or out of the area please contact our office for help in buying or selling your home at (337) 419-2080.

Fort Puke – 6 Reasons Why Fort Polk, LA is a Great Place to Live

This article was written in response to an article posted on the internet called “The US Military Towns You Definitely Don’t Want to Be Stationed in, Ranked“.  In this article, which happened to rank Fort Polk as the #1 worst place a military serviceman could be stationed, they called Fort Polk “Fort Puke“.  If you want to indulge in this piece of negativity then knock yourself out.  (here it is) They claimed that Ft. Polk was the worst army base in the country and that no one wants to be stationed here.  The fact of the matter is, some of us folks around Fort Polk who love this area have a few things to say…

Fort Polk Joint Readiness Training Center (JRTC) - aka Fort Puke

According to the article we referred to, Fort Polk has been given the unlucky call sign, “Fort Puke“. Admittedly, and like everywhere else, Leesville/Fort Polk Area has pros and cons. What this area does have to offer is unique in its own.  Here this..

Fort Polk has been around since 1941. We have the standard stuff everybody else has like holiday events, fairs, movie theaters, sit down restaurants, sports. There is something for everyone to enjoy.

1.) Our kids are smart, and we’ll make your kids smart, too

Don’t jut take my word for it.  Go look on greatschools.org.  Compared to most other places, our schools have a disproportionately high number of awesome schools. Put your kids and our schools, and they are going to actually learn something.

Education is very important, but it can be hard to find the right school when stationed in less than desirable places. Fort Polk isn’t a one of those places. The Fort Polk Army Base has two elementary schools located on Base school bus transportation provided, along with elementary, junior high, high school, community colleges and universities in the surrounding Leesville area. The Fort Polk Army Base also provides multiple housing options. Housing includes apartment style living, homes to buy or rent and hotels, all located on Base and in the Leesville area.  If you don’t want to live on base, and many don’t, you’ve got good schools all over the place to send your kids!

2.) We have high paying jobs for your spouse and when you retire from service

Just 55 miles south of us is Lake Charles, Louisiana.  According to the publication, USA Today, Lake Charles is the #3 fastest growing city in the country! What’s so fort puke about that?  I want a good, high-paying job, don’t you?  I want to live in an area with a prospering economy, don’t you? Moving from city to city, state to state and station to station, it can be difficult to find a local job that is aligned with one’s career path, but the advantage of living in the Fort Polk where the military is honored and respected, job opportunities are available to those who want them. We have pharmacies, dental offices, doctor’s offices, hospitals, oil refineries, chemical complexes, paper mills – all in 1 hour or less driving distance from Fort Polk.

3.) Our ‘Fort Puke’ housing market has no puke in it

Remember the housing bubble burst  back around 2008?  We didn’t get ourselves signed up for that, luckily.  Fort polk was one of the few areas like Houston, TX and Dallas, TX that were largely unscathed by the housing bubble burst.  In fact I have so many reasons to show you how Fort Polk housing rocks, that a whole post has been allocated to it here.

4.) There’s lots of stuff for kids

For children, teenagers and young adults, youth leagues, public swimming pool, arts and crafts center, intramural sports, and so much more is continuously hosted year round. Fort Polk Base also offers the Children’s Environmental Awareness and Health Initiative. The Forestry Festival held in Leesville is a week long festival including a rodeo, fair rides, indoor shopping, food booths, and a parade. These activities are also available to those young at heart. The local movie theater and Showboat Theatre are open to anyone interested. There is also a Home of Heroes Recreation Center, Fort Polk Museum, Army Libraries, Fort Polk Hunting and so much more for those who live in the adventurous spectrum.

Our youth sports programs are strong.  Whether it’s football, basketball, baseball, softball, or cross country, our youth sports programs are well organized and heavily participated.  The pursuit of sport greatness exists in the ‘Fort Puke’ communities.  Youth are challenged to excel in sports and good sportsmanship alongside their peers.

5.) We’ve got Toledo Bend – the best fishing lake in the whole country

For multiple years running, Toledo Bend is rated the #1 bass fishing lake in the entire United States.  To put that into perspective, the EPA states that the United States has 123,439.  So yeah, out of all those lakes, we’ve got the baddest ass one of all. Aside from fishing, I would also argue that Toledo Bend has the best lodging accommodations.  The lake has state parks and resorts all around it’s perimeter.  Experiencing the sunrises from the Texas side of the lake and the sunsets from the Louisiana side of the lake are breathtaking. If you like water sports then Toledo Bend has you fixed up there as well.  There are many calm water coves for water skiing, tubing, or just strolling around in the party barge.

And what’s more?  ‘Fort Puke’ has a fabulous place on Toledo Bend that it maintains called the “Toledo Bend Army Recreation Site“.   The resort has cabins and yurts you can rent, a sandy beach, outdoor cooking facilities, a fishing dock and cleaning station, and outdoor restroom and shower facilities.

6.) Our food is better here than anywhere else in the world

Why?  Because it’s Louisiana.  We cook with real butter and lots of seasonings.  Boiled crawfish, chicken gumbo, jambalaya, blue crab, blackened redfish are things we cook well in our kitchens.  There’s plenty of eating places to get all off the aforementioned if you don’t feel like cooking it.

That’s not all. If you want to change it up we have all the other stuff too. Local fast food restaurants including McDonald’s, Arby’s, Burger King, and more are located on Base and in the Leesville area. Sit down dinner is also an option, including a new Chili’s, steakhouses, Japanese hibachi, Chinese buffets and authentic Mexican restaurants. For those with a sweet tooth, Chill Factor and Marble Slab are ready to serve.  All this available to you in the Fort Polk area who some call ‘Fort Puke’.
